Procedure for Booking of an unit

   

1. Steps:-

   a) Visit the actual site on ground or visit our website at www.soldiershousing.com.
   b) Select the plot (unit) from the layout.
  c) Check & confirm its availability from our Site Manager or any of the Marketing Manager or from Main Office.
   d) On confirmation get a DD/Cheque prepared as per the cost given in the payment schedule.
   e) Download the Booking/Registration form.
   f) Fill up the details as per the procedure given in para 2 below.
   g) Send by Regd Post/Speed Post or deliver personally BY HAND at the Main Office.

2. APPLICATION FOR A RESIDENTIAL / COMMERCIAL UNIT Steps for filling of an Application Form for a    Residential/Commercial Unit
   (a) Download the Application Form from the website.
   (b) Fill in the relevant details neatly in CAPITALS (Leave space between words).
   (c) Put your signatures in the Box.
   (d) Attach your Photograph in the Box (At right hand top corner).
   (e) Enclose a copy of EACH of the following:
         (i) Copy of PAN Card OR Aadhar Card
         (ii) A CANCELLED CHEQUE of your savings Bank Account
         (iii) Service Certificate OR Letter from the Department OR PPO Copy.
         (iv) Proof Of Residence.
         (v) Bankers Cheque/At Par Cheque/Demand Draft (In Original).
         (PLEASE NOTE: OUT STATION CHEQUES ARE NOT ACCEPTED)
   (f) Send/Mail the complete set of supporting documents, DULY STAPLED along with Application Form BY HAND OR through REGD POST/SPEED POST at the following address:

3. PAYMENT OF INSTALLMENTS:-

   (a) Simply endorse neatly the following (On the Reverse side of Demand Draft/Bankers Cheque – ALWAYS)
         (i) Name,
         (ii) Mobile No,
         (iii) Plot No,
         (iv) Project Name

4. REQUESTS FOR REFUND:-

   (a) Download the Application Form from the website.
   (b) Fill in the relevant details neatly (Leave space between words).
   (c) Put your signatures in the Box.
   (b) Attach your Photograph in the Box (At right hand top corner).
   (e) Enclose a copy of the following:
        (i) Copy of PAN Card OR Aadhar card
        (ii) A CANCELLED CHEQUE of your savings Bank Account
   (f) Post your refund request at the address given above.



5. MISCELLANEOUS: ANY OTHER REQUEST


A simple application/letter, along with your Registration details, stating your requirement by post OR BY HAND.

(a) OUT STATION CHEQUES ARE NOT ACCEPTED.
(b) ALWAYS FILL IN THE DETAILS ON REVERSE SIDE OF BANKERS CHEQUES/DEMAND DRAFTS.
(c) ALWAYS FORWARD YOUR BANKERS CHEQUES/DEMAND DRAFTS BY HAND OR THROUGH REGD MAIL OR SPEED POST .
(d) SOLDIERS DREAMLAND HOUSING PRIVATE LIMITED would not be responsible for any loss of mail during postal/physical transit.
(e) All Cheques/Demand Drafts to be made in favour of “SOLDIERS DREAMLAND HOUSING PRIVATE LIMITED” payable at New Delhi.

We value your hard earned savings thus a request as follows:-
We humbly request our guests and clients to please carry out the following checks before applying for any of our projects:-
1. Visit the site.
2. Check the documents and legal effects.
3. The prevailing rates.
4. The Terms & Conditions, payment plan and ONLY THEN FILL UP THE FORM.

Terms & Conditions

1. The applicant(s) has applied for the booking/registration of a residential unit in the project with full knowledge and subject to the laws, notifications, rules, regulations & circulars applicable to the area which have been explained by the company (s) and understood by him/her/ them in their own vernacular. If this application of the applicants(s) is accepted, then the intimation shall be deemed to have been issued to him/her/them.
2. The applicant(s) agrees to sign and execute as and when desired by the Company (s) the Residential Unit Buyer’s Agreement, any other paper/documents on the Company(s) standard format and also agrees to abide by the Terms & Conditions as laid down therein.
3. In case the company is not in a position to make the provisional allotment for the residential unit within a period of 06 months from the date of application for any reason whatsoever, Intending Applicant(s) shall be entitled to refund of the complete Advance Amount of the Provisional Registration paid by him/her/them without cancellation charges The Intending applicant(s) shall have no right, claim or interest of whatsoever nature or kind in the project or residential unit, other than that specified herein.
4. In the rarest case, any Extra charges of EDC/IDC etc. shall be communicated by the Developer subsequent to intimation of provisional allotment and shall be payable by the mere offer by the intending applicant(s) as per the demand of company.
5. The application is the mere offer by the intending applicant(s) for provisional Registration of residential/commercial unit in the project and the company reserves the right to accept or reject the application.
6. If the cheque submitted by the applicant(s) along with this registration form is dishonored, the registration will be deemed to be cancelled and the company will not be under any obligation to inform the applicant(s) about the dishonoring of the cheque or cancellation of the registration.
7. MODE OF PAYMENT: Either one of the following :
    Down Payment( )
    Construction/Development Linked Installment Plan ( )
8. The company shall have the right to effect suitable and necessary alteration in the plan, if and when necessary, which may involve all or any of the changes, namely change in the position of unit, change in its number, its dimensions, height, size, area, layout or change of entire scheme/layout.
9. The allotee(s) agrees that He/She/They shall not be entitled to get the name of her/his/ her/their nominee(s) substituted in /his/ her/their place without the prior approval of the Company, who may, in its sole discretion, permit the same on such terms as it may deem fit.
10. The allotee(s) agrees that his/ her /their nominee(s) shall not be entitled to get the name of his/her/their nominee(s) substituted in his/her/their place without the prior approval of the Company, who may, in its sole discretion, permit the same on such terms as it may deem fit.
11. Regular payment of Installments is the essence of this contract. It shall be incumbent on the allotee(s) to comply with the terms of payment and other terms and conditions of sale, failing which the allotee(s) shall have to pay interest@ 7% per annum compounded quarterly on the delayed payments and the company reserves its right to forfeit the earnest money in the event of irregular/delayed payments/non-fulfillment of terms of payment and the allotment may be cancelled at the discretion of the company.
12. Cancellation Charges would be 5% and Processing fee + Service Tax would be Non Refundable.
13. All Applications along with the supporting Documents, Bankers cheque/DD may please be sent under REGD POST/SPEED POST at the MAIN OFFICE MAILING ADDRESS as under:

14. The Company shall not be responsible for any loss of mail/applications/DDs/Cheques during the Postal/Courier transit.
15. Allocation letter along with the Receipt/receipts of installment shall reach the application within 15 days of receipts of application/documents and clearance by the bankers.
16. In case there are joint allotee(s), all communication shall be sent by the company to the allotee(s) whose name appears first and at the address given by him/her/ them for mailing and which shall for all purpose be considered as served on all the allotee(s) and no separate communication shall be necessary to send the intimation to the other named allotee(s). The allotee(s) has/have agreed to this condition of the company.
17. The allotee(s) agrees that the sale of the unit is subject to force majeure clause which interalia include delay on account of non-availability of steel or cement or other building materials or water supply or electric power supply or slow down strike or due to a dispute with the construction agency employed by the Company, or due to civil commotion or by reason of war or enemy action or act of God, delay in certain decisions/clearance from state or body, or if non-delivery of possession is as a result of any notice, order, rules or notification of the Government and/or any other public or competent authority or for any other reason beyond the control of the company and in any of the aforesaid event the company shall be entitled to a reasonable corresponding extension of the time of delivery of possession of the said premises/residential or commercial unit on account of force majeure circumstances.
18. The company as a result of such a contingency arising reserves the right to alter or vary the terms and conditions of provisional allotment or if the circumstances, beyond the control of the company, so warrant, the company may abandon/suspend the scheme for such period as it may consider expedient and no compensation can be claimed by the allotee(s) for the period of delay/suspension of scheme. In consequence of the company abandoning the scheme, the company’s liability shall be limited to the amount paid by the intending allotee(s) without any interest or compensation whatsoever.
19. Registration Charges/Property Tax/Service Tax or any other taxes as levied by Government or competent authority will be paid extra by the allottee.
20. The Developers reserve the right to add/delete any details/specification/elevation/location mentioned, if so warranted by the circumstances.
21. Any and all liable legal suits/legal proceedings would be subject to jurisdiction of Honorable Courts at Delhi only, irrespective of the location of the project/residential/commercial unit.
22. Legal action against the company shall be initiated only once all avenues of redress have been exhausted.
23. NO CASH TRANSACTIONS PERMITTED AT ANY OF BRANCHES/MAIN OFFICE.
24. Enclose Copy of the following, initially, at the time of applying for a residential unit/commercial unit:-
      (a)
PAN CARD, duly signed / Copy of Aadhar Card.
      (b) Proof of Residence, duly signed
      (c) Attach 2 Photographs of self and 2 photos of the Nominee
      (d) Service Certificate /PPO {by serving/retired personnel from Armed & Para Military/Police Forces}
      (e) Department Letter {In case of applicants belonging to Central/State Government or PSUs
      (f) Pension Certificate (Duly signed)
